It's a Bremshey Treadline Control (2008) and costs approx. £1,000 new. We're looking for around the £700 mark but happy to negotiate! It's hardly been used and is a great treadmill - it has a flexible tread so is designed to be good if you have bad knees/hips etc. If you're interested and/or would like further information then please call Sarah on 07764988458.
Tue, 09 Mar 2010 14:00:42 -0600 http://www.ourkt3.com/forum/message/41151 /forum/message/41151 RE: What are your neighbours like? - Brave New Malden
Excellent post, old nick. He helped Volkswagen and was standing with her next to Hitler, or was it one other of his set, when the first VW rolled off the line. Later she lived on a houseboat on the THames. Short of sleep at the weekends as her husband used to have Billy Cotton and his band back for lengthy drinks.

Before we lived here I had an elerly cousin living in Clarence Road. When moving him out I found a skeleton in his coal bunker. No skull. It is buried in the rose garden of St Peters, don't know exactly where as the gardener dropped dead within a fortnight and before I had asked him!
The adjacent Church Hall was designed and built by my Great Uncle, a Royal Engineer.
Fri, 05 Mar 2010 13:43:32 -0600 http://www.ourkt3.com/forum/message/40581 /forum/message/40581 Short term let required - Emma Rees
Hi, I'm moving house soon and will need a short term let in New Malden for May and June. I've seen men peering into the hole and occasionally standing in it and moving the dirt about. And when the traffic lights turn up, they are often accompanied by a sign stating the opposite: 'YOU ARE JOINING NON-CONTROLLED TRAFFIC, or something like that.

The traffic snarl-up in the morning isn't helped by the artics that arrive too early for Travis Perkins and sit outside. They often park outside that church on the left (if you're heading south), just after motorists have seen a sign saying that the road narrows on the right. Confusing.

I'm certain the work started before Christmas. Perhaps they're going after some sort of record.
Thu, 18 Feb 2010 10:36:50 -0600 http://www.ourkt3.com/forum/message/39511 /forum/message/39511 Roadworks - ALAN YOUNG
Has anyone got any idea what is happening at the Lime Grove corner ? Obstructs view of crossing and have already seen a cyclist miss an opening door in the manner of a circus performer.

Wonderful mugging opportunity, you cannot see round the corner of the tunnel and once through the barrier another opportunity for those waiting on the pavement who you cannot see. The minicab drivers or other waiting motorists who have helped in the past are kept away by metal gates.

Bets on which comes first, traffic accident or mugging?
Sun, 14 Feb 2010 04:30:06 -0600 http://www.ourkt3.com/forum/message/39351 /forum/message/39351 RE: Electrician required - any recommendations? - old nick
Part rewired our house years ago, excellent then and recently when I called him out. I suggested scams and 'mays' should be left off, if someone says they do hold a covenant ,fine, in that case you can demand proof - you cant for a once stated 'may': you can ask, you may pay for documentation but it does not have to be proof - in the case of M&C you can ask for a refund of the cost of the 'proof'.
It could be stated that the Law Society's wording encourages scams, a shame they will not act in favour of those who pay their fees - and pensions! Changing the words would be simple.
Indemnity insurance is not, it seems an option. If the may is nothing more than a may then any solicitor arranging it because (only) of M&C may be party to a criminal act besides falling foul of professional rules? This is complicated further if policy commission has been accepted!
There used to be only 3 insures for indemnity insurance, it was made clear that they would accept any premiums paid but that did not mean that liability was necessarily accepted in the case of certain companies and anyhow proof would be needed.

So long as it remains a 'may' no proof has to be given. Hence the letter being asked for and then written by our Borough.
Sat, 13 Feb 2010 16:33:50 -0600 http://www.ourkt3.com/forum/message/39121 /forum/message/39121 RE: Covenants - old nick

Sat, 13 Feb 2010 16:13:43 -0600 http://www.ourkt3.com/forum/message/39111 /forum/message/39111 RE: Covenants - old nick
This has all been thoroughly looked at.
No letters have been sent out since some time before Kingston Council's Trading Standards Department letter to all local estate agents and solicitors dated 28thSept 2007.

This letter was sent round so that any purchaser's solicitor could be sent a copy should a question about Malden & Coombe Successors be raised.

The name of the company has little significance other than as a geographic location. On that point it seems many more properties are able to call themselves as being on the Coombe Estate than do now, so long as remembering the private Coombe Estate is a separate part.

The company used to send out letters saying it may hold a covenant over the property in question, then going on in what I would call an unpleasantly strong manner.

Like with all begging letters solicitors for the most part suggested the bin as the best place for it.

I will add more and as my email is here may answer points but this has taken much time so will restrict replies to keeping to effects now.

For others affected in other areas, read on. All letters sent out are the trade of the company in question, wherever it is. All should be in the accounts as sales. Turnover. V A T . Tax. on profits. Clearly most letters/invoices will not be paid, writing all these off in the year sent is not something the Inland Revenue will accept. There are questions about form of trade,'Companies House' has interests in that. And so on ...

Let the Government Departments act for you.

There is no civil remedy against someone saying to you that you may owe them money, rather it is for them to prove to you that you do. There can be no court action over a 'may ' - though some will always pay. The company only sent one letter - hardly harrassment!
Sat, 13 Feb 2010 16:10:40 -0600 http://www.ourkt3.com/forum/message/39101 /forum/message/39101 RE: Covenants - Man of Coombe
I noticed two interesting covenants in the deeds of the house that I bought recently. First was a chancel covenant. I think this has something to do with the local church which gives it the right to ask me to fork out if there was ever a need to rebuilt or repair the building. I dont know whether it implies an obligation on my part to pay or the right onn the churches part to ask me to pay.

The second covenant requires that should I alter my house, I have to seek the permision of something called the Malden and Coombe Estate Successor Company. As I understand it, they ask to see the plans and charge you a sum of money for the priviledge. There is nothing in the deeds that indicates how or why the company would approve or deny an application to alter nor what would happen if they did not approve and you went ahead and altered anyway. It is also clear that such terms were intended to be for the benefit of local residents in preventing someone knocking down a house on the land and building a high rise casino. It is not for anyones financial benefit and in my non-legally tested opinion would be unenforcable. If you look them up in Companies House you might identify the ownership structure of the company. They might have a hard job proving that their interest in the covenant is anything other than financial.

If ever you get contacted by them, it is their responsibility to identify themselves and to confirm what rights they have to the benefit of a covenant written some 100 years previous.
Wed, 10 Feb 2010 15:53:52 -0600 http://www.ourkt3.com/forum/message/38721 /forum/message/38721 RE: Covenants - TheSinger
When I bought my house there was a covenant to the effect that my fence (front garden) had to be a certain specified height (cannot remember now) but my solicitor told me to ignore it because nobody with power to enforce it still existed...
Fri, 29 Jan 2010 12:40:01 -0600 http://www.ourkt3.com/forum/message/37641 /forum/message/37641 RE: What are your neighbours like? - NM local
All our neighbours are great, EXCEPT Barratt Homes who want to land a monstrously sized building next to us and then themselves skedaddle!
Fri, 29 Jan 2010 07:23:29 -0600 http://www.ourkt3.com/forum/message/37601 /forum/message/37601
